The borough itself is one of the oldest settlements in Lower Bucks, and it shows in the properties. Along Bellevue Avenue, Maple Avenue and the streets around the historic district there are Victorian and early-twentieth-century houses on deep, narrow lots under oaks that were mature before anyone living was born. Those trees are the defining feature of the borough and they dictate almost everything about how the landscaping around them has to work.
Out into Middletown Township — Parkland, Woodbourne, the developments off Woodbourne Road and Big Oak Road — the picture changes to post-war and 1960s through 1980s housing on larger, flatter lots. The foundation plantings there are often forty years old now, and considerably taller than the windows they were planted under.

The mature oak canopy through the borough and older Middletown neighborhoods is beautiful and it is death to turf. Grass that was fine in 1985 is now under forty additional years of canopy growth, and no fertilizer program fixes a light problem. The honest answer on a lot of these properties is a shade-tolerant seed blend where there is still enough light, and converting the darkest areas to groundcover or mulched bed rather than reseeding the same dead patch every spring.
Surface roots and the trimmer problem
Old oaks and maples in this soil put substantial roots at or just above grade. They are hard to mow around, and the standard response — running a string trimmer against the flare where the trunk widens into the roots, or piling soil and mulch over the roots to make a smooth lawn — damages the tree in ways that take years to show and cannot be undone. Bedding the base of these trees properly is usually the right call and looks better besides.
Clay, and drainage in the older streets
Langhorne sits on the heavy clay that runs through much of Lower Bucks. On borough lots with limited setback and a century of added walks, patios and additions, water frequently has nowhere sensible to go. A meaningful share of the wet basements around here are surface water problems — a downspout discharging at the foundation corner, or a grade that has settled backward toward the house — and the fix is usually inexpensive.
