Washington Crossing and Upper Makefield are the most demanding part of our service area — large properties, historic settings, and the heaviest deer pressure in Bucks County.

This is the northern and eastern edge of where we work, and it is a different world from Lower Bucks. Large lots, many of them wooded or backing up to open ground, historic properties around the park, and a landscape that has more in common with countryside than suburb. It is also, by far, the hardest place in the county to keep a planting alive.

Deer pressure at its most severe

If you own property here you already know. The wooded corridors along the river and the protected ground around the park support a large, entirely unbothered deer population, and a plant list that would be merely optimistic in Newtown is simply not viable in Upper Makefield.

We plan from the assumption that anything palatable will be eaten. That means no arborvitae, no yew, no hosta as a mass planting, daffodils instead of tulips — and heavy use of the plants that genuinely hold up: boxwood, Japanese pieris, inkberry, bayberry, Russian sage, catmint, ornamental grasses, hellebore, ferns. Where something more vulnerable really matters to you, we will talk about protection honestly rather than promise it will be fine.

Historic properties and appropriate materials

Around the park and along the older roads there are historic houses, and the wrong hardscape material against an eighteenth-century facade is jarring in a way that cannot be softened with planting. Natural stone, period-appropriate brick and restrained, structural plantings serve these properties. Modern colored concrete pavers do not, whatever they cost.

Some properties in this area also carry historic designations or sit within districts where exterior work is reviewed. We will establish what applies before quoting.

Large properties, real logistics

Multi-acre properties change the nature of everything. Mowing becomes a serious operation, and the leaf volume off a mature woodland edge is never a one-visit job. For the parts of the property nobody actually uses, letting the ground grow as meadow is often a better answer than lawn — cheaper to maintain, better for the setting, and much better for wildlife.

The river, and the low ground

Properties near the Delaware and its feeder streams deal with a high water table and, in places, flood plain constraints. The plant list for the low ground needs to tolerate saturation, and anything built down there needs to account for water rather than ignore it.
