Levittown properties share a specific history — built at once, in the early 1950s, on ground graded all at the same time. Seventy years later that shared history produces a very consistent set of problems.
Levittown is not a municipality; it spreads across Bristol Township, Falls Township, Middletown Township and Tullytown, in the alphabetically named sections that anyone from here can recite — Birch Valley, Crabtree Hollow, Dogwood Hollow, Elderberry Pond, and the rest. That original grading sent water away from the house. On a great many properties it no longer does. Seven decades of soil settling, plus added patios, extended driveways, sheds, raised beds and fill brought in for one project or another, have quietly reversed the slope around the foundation on lot after lot.

The wet corner of the lawn that will not grow grass, the mulch that washes out of the front bed every storm, the basement that takes water in a heavy rain — very often one grading issue producing three symptoms. Fixing the grade is usually cheaper than any of the individual remedies people try first.
Compacted soil, and small lots
Levittown lots are compact, which means every part of the lawn gets walked on, and the underlying clay compacts hard. Original trees, at the end of their run
Many of the trees planted when these neighborhoods were built are now seventy years old and reaching the end of their reasonable service life — particularly the silver maples, which were planted enthusiastically, grow fast, and drop limbs as they age. It is worth having them looked at honestly: some have decades left, and some are a wind event away from being on the roof.
